- to spearhead from planning stage to completion stage of the GEM Megamall in Seberang Prai, Penang. Also, involved in Aman Central Mall's leasing and pre-opening activities in Alor Setar. - To lead leasing department in both portfolio ei., green field development/new mall in planning and completed malls/commercial projects.- Responsible to do research and formulate the right mall’s design brief to architect and consultants. - Formulate leasing strategies and develop leasing plans, finalize the best leasing plan, rental structure and tenant mix.- To lead in overall planning, organizing and implementing commercial projects and leasing activities.- Responsible to monitor and arrange duties for leasing team, carry out daily management tasks and lead the entire leasing team to meet tenancy target. - Develop leasing management system and customer-service system to provide excellent services to tenants/customers.- Develop customer/prospective contacts, build up and maintenance a good relationship.- Regularly organise and conduct in-house training for leasing team to improve their skills such as customer-service, speaking, negotiating, problem solving and etc.- Timely resolve problem that encountered by staff. Provide support to the entire leasing team as need arises.- Assist staff in handling tenant/customer’s disagreement/conflict and close new lease transactions.- Constantly look out for the latest retail concept/brands/services to ensure relevancy to the retail plan.- Ensure systematic and effective lease administration for the department- Maintain and ensure effective communication and coordination among departments e.g. Marcom, operation, finance, fit-out & etc.

- To ensure Gurney Plaza continue to be the leading shopping mall in Penang with competitive offerings and value to offer.- To nurture and streamline the leasing team to the right direction and achieving the leasing objectives and goals.- To lead leasing for sourcing of suitable prospects that blends into Management desire trade mix and criteria.- To prepare and propose rental budget and leasing report to the management.- Involved in negotiating and finalizing rental and other terms and conditions with potential prospects.- To ensure leasing documentation like Letter of Proposal, Letter of Offer and Tenancy Agreement is accordingly to standard company procedure (SOP). - To coordinate with Fit-Out department to ensure tenants renovation/fitting up process is done properly and according to the schedule opening date.- To resolved any tenants concern and issue soonest possible in interest for betterment of the mall.- To assist the marketing and promotion for the mall. - Customer Relationship Management-to foster good relationship with tenants and prospects.- Responsible to monitor tenants business activities is accordingly to the mall regulations.- To communicate and cooperation with sub-ordinate and inter-departments.- To oversee and ensure other operational departments activities is according to standard company procedure (SOP) which is aim to enhance both tenants and shoppers satisfaction.- Qualify and identify opportunities that may help to enhance traffic flow and performance of the mall.- To monitor and assist tenants able to make fruitful and profitable business to maintain long tenancy tenure with the mall.
