- Reviews file when received and orders or oversees the ordering of all appropriate documentsincluding credit report updates, title work, appraisal, final inspections, hazard insurance, floodcertification and flood insurance if required. Ensures that all hazard insurance and floodinsurance meet investor and regulatory requirements prior to the loan closing.- Ensures accuracy by reviewing and analyzing all aspects of the mortgage credit packageincluding but not limited to: accuracy of file input, timely delivery of required applicationdisclosures, title policy, assets and asset documentation, income figures and incomedocumentation including personal and corporate tax returns, credit report/credit documentationand appraisal review.- Successfully documents mortgage loan file within the processing system as required.Required tracking fields if any are to be completed prior to submission to underwriting.- Able to interface effectively and professionally with applicants/borrowers, realtors, builders,appraisers, title companies and others in department to insure efficient and timely workflowand perform related duties as required.- Provide quality customer service by answering questions for external and internal customersin a timely and professional manner.- Prepares a complete and concise loan file with timely submission to underwriting and closingin order to meet scheduled contract or other predetermined deadlines.- Ensures that all conditions have or will be met prior to providing the file to the closingdepartment for preparation of closing documents.- Maintains and enhances personal knowledge of products and services as well as the laws,regulation and internal policies and procedures appropriate to the position.

• Prepares all closing regulatory disclosures ensuring compliance with all federal, state, bank, and investor regulations and guidelines. • Reviews the loan file ensuring that all pre-closing conditions have been met and that the file has been cleared to close by underwriting.• Contacts the closing agent so that the closing is scheduled within the rate lock parameters.• Prepares the closing documents based on the product, investor, regulatory and bank requirements.• Reviews and approves the Closing Disclosure statement.• Informs closing agent via closing instructions of any file or specific investor conditions that must be met at the closing.• Validates that the closing package is complete and meet the investor/bank requirements and that the Closing Disclosure is approved before releasing the document package to the closing agent.• Calculates loan disbursement and funds the closing agent IOLTA account on the disbursement day. Wires funds as necessary to closing agents who do not maintain IOLTA accounts.• Reviews closing package upon receipt and follows up on any missing or incorrectly executed documents.
