Working as a cost consultant for DAMAC, handling all commercial aspects for their large scale community based townhouse project.

Pre Tender:• Determining the client's requirements and undertaking feasibility studies,• Benchmarking requirements against similar projects, assessing and comparing options,• Helping define the project budget,• Assessing value for money and undertaking risk management & value management exercises,• Advising on procurement strategy and package distribution.Post Tender:• Implementation of Project Contractual Conditions,• Highlighting contractual risks/opportunities and proposing ensuing plan,• Ensuring that the Project Team understands the key contractual aspects and Contractual obligations are performed, properly documented and closely followed up, including drafting contractual correspondences,• Providing advice to project staff on commercial and contractual matters including reviewing and drafting of correspondence,• Mitigating potential disputes and managing the dispute resolution process in the event of a dispute in collaboration with Legal Department as required,• Processing Contractor’s Interim Payments, notices and evaluations of variations/claims (EOT) in accordance with Contractual Conditions and Company Policies,• Preparing valuation statements for interim certificates and negotiating the same with the Contractor,• Supporting/Assisting the project team in managing any disagreement over contract scope,• Handling Variation Order and Claim Management of the Project in order to effectively enforce contractual rights by avoiding any sources of conflict,• Estimating the cost and assisting with the valuation and negotiation of variations/claims in accordance with Contractual Conditions and Company Policies,• Carrying out monthly valuations of work in progress, including forecasting of Project Value,• Procurement management of all Client Procured/selected (PS & PC Items) in accordance with the approved material samples and certified Material Verification Records.

Pre Tender:• Reporting to the Contract’s Manager as required.• Ensure the Estimate is built up methodically and in sufficient detail and is in accordance with good estimating practice.• Making Pre-Qualification documents and preparing both standard as well project specific questionnaires.• Ensure Subcontractor responses are complete & tabulated accurately on a Bid Evaluation spreadsheet.• Ensure that commercial submissions to tenders are fully complied with all the necessary supporting documents and is submitted on or before the submission date.Post Tender:• Drafting and Finalizing Project’s Control BOQ and preparing relevant Spreadsheets as required for efficient monitoring of Projects,• Highlighting contractual risks/opportunities and proposing ensuing action plan,• Handling all contractual activities from the commencement of Project execution with the support of the Project team as required,• Mitigating potential disputes and managing the dispute resolution process in the event of a dispute in collaboration with Legal Department as required,• Preparing Interim Payment Applications,• Handling Variation Order and Claim Management of the Project in order to effectively enforce contractual rights by avoiding any sources of conflict,• Submission of Notice of claims, variations and possible EOT (Extension of Time),• Estimating the cost of variations/claims, complete submission as required,• Participating/assisting in negotiation of variations/claims in accordance with Contractual Conditions,• Reaching an amicable settlement as often as required,• Keeping an organized log of Project Status and managing Scope of Works,• Backing up Claims with relevant documents, measurements, references,• Maintaining and Preparing Cash Flow and Cast Reports, including forecast of Project Value,• Maintaining Various Logs (Variation, Actual Cost, Planned Cost, etc.)• Monitoring of financial progress.

Pre Tender:• Reporting to the Senior Quantity Surveyor as required,• Assisting the Senior Quantity Surveyor in performing their duties,• Comparison Studies based on suppliers Quotations,• Maintaining ISO documentation, Record Keeping, Suppliers/Manufacturers Data Bank records,• Material Take-Offs,• Assisting in compiling of tenders,• Floating Enquiries to Suppliers / Manufacturers,• Ensure completeness of Sub-contract Enquiry Packages and availability of Subcontract offers well in time.• Ensure Subcontractor responses are complete & tabulated accurately on a Bid Evaluation spreadsheet.• Ensure that commercial submissions to tenders are fully complied with all the necessary supporting documents and is submitted on or before the submission date.Post Tender:• Drafting and Finalizing Project’s Control BOQ and preparing relevant Spreadsheets as required for efficient monitoring of Projects,• Highlighting contractual risks/opportunities and proposing ensuing action plan,• Handling all contractual activities from the commencement of Project execution with the support of the Project team as required,• Preparing Interim Payment Applications in accordance with Certified Works on Site and submitting Measurement Sheets, Backup Sheets, Backup Documents as required by the Engineer in accordance with Contractual Conditions,• Estimating the cost of variations/claims, complete submission as required and any further information/documentation as requested by the Engineer,• Keeping an organized log of Project Status and managing Scope of Works,• Maintaining Various Logs (Variation, Actual Cost, Planned Cost, etc.)
