How do you help buyers to find the right properties for them?I listen first, and then match their financial abilities and qualifications with the properties they are interested in. Serious buyers come prepared, they are pre-approved for a loan, have their bank accounts in order and understand the buying process. I help them develop a plan then we implement it.What do you do to help market the properties your clients are selling?Simple..... I spend money. Part of my commission is invested in my client's home. It takes money to promote a home in several ways. I have a professional media consultant that allows me to target an audience and reach it. Ads can be in print, radio, or even television. Client’s homes go into the Multiple Listing Service and of course I'll hold open houses.How do you ensure your sellers get the highest price?Sellers need to be realistic about their selling price. List price can't be based on an emotional attachment to the home. Selling price needs to be determined by the market conditions in the neighborhood. Some agents will convince you to list with them at a high list price to get a listing. When the home has not sold, they will ask you to lower the price. I believe in an honest price assessment the first time. The client sets the price, but it should be based on sound data.What do you recommend sellers do to make sure their selling process is smooth?I prepare sellers for the home selling process. Finding a qualified buyer is key, but that's just the beginning. A transaction involves many different professionals who can influence the final results. A professional agent will help a seller select the best offer not necessarily the highest offer.
