Serco is an internationally renowned service provider for a multitude of industries. Specialising in asset management services they have won the contract to provide the FM services for Fiona Stanley Hospital. As the Work Stream lead and subject matter expert (SME) for the FM team I developed the hard FM service for the 783 bed main tertiary hospital in the Southern Metropolitan Area which is spread over a 153,000 sqm campus. The site opens to the public in October 2014. Service development for the Estate Dept. services, includes information management systems, all elements of staffing & recruitment, Specialist Service sub-contracts, fire & compliance, asset management (CAFM), vehicles and equipment and procurement.

The company is an international company specialising in development, leasing and asset manageament services and integrated real estate solutions. As part of the properties services management team I managed the hard FM of a 32 building campus, Zayed University, the largest facility of its kind in the UAE. The site had been open for 1 year and at the end of the defects liability period (DLP). The principal contractor was still on site and the management of 6,000 outstanding defects was pivotal to the role. During this time, I also implemented a new information management system, expansion of the existing works management system, and directing services towards cost effective buildings operations & maintenance. This includes the management of a contracted MEP/MEH service provider and other specialist service providers. This position also included a 4 month period managing all FM (MEH, Grounds, Security, Cleaning and various specialist sub-contractors) at Baniyas Towers in Abu Dhabi’s CBD, which consisted of two 11-storey towers, commercially rented to Governmental department tenants. During this period one of the towers underwent significant structural modification which I project managed.

The company is a regional specialist in Hard FM services to a variety of industries including hospitals. Reporting directly to the Divisional Manager, I was responsible for the delivery of Hard FM services at The Dubai Mall & 6 incorporated leisure facilities, the 7th largest of its kind in the world. With direct liaison with the senior FM Director of Emaar to report on all day to day activities, plans and strategic activities and performance against contract KPIs. This included Helpdesk, Sub-contractor management and in-house team of 117 staff to provide 24/7 coverage, 365 days per year, for all building & engineering services.

The company is a regional specialist in providing support services to the Health & Education Industries. Reporting directly to the CEO, I was responsible for the facilities management of multiple sites, development of an operating identity, FM cost modelling, operating standards & business development, bidding for multiple contracts in the AED2,000,000 ($560,000) bracket and providing a Facilities Management consulting service to associated sister companies and JV partners. Managing budgets approx. AED 6,000,000.

Answerable to the Director of Facilities for all of the development projects across the campus of this 75 bed, 17,000 sqm specialised orthopaedic & sports medicine hospital. Also, to undertake master planning and project management of the 19,000 sqm redevelopment, liaising with internationally renowned, specialist hospital and health architects, engineers and consultants. Specifically promoting the interests of departmental Directors to ensure the master plan end-result met their needs, as well as satisfy the project master plan objectives as directed by HH the Sheikh (completed construction in early 2014).
