Initial planning, core and shell, technology infrastructure, interior, amenities, audio-visual, FF&E. Financial oversight of capital project, fixed asset clearing, and operational planning/startup. Successful disposition of 175,000 sf of retired assets at favorable cost. Maximize cost savings and employed cost avoidance of approximately $250k with re-deployment program. • Authored and managed capital projects to $30MM+ and annual operating budgets to $30MM. • Managed infrastructure upgrades - base building electrical upgrades/data center (2008-2009), curtain wall restructuring/replacement (2009-2010), central plant chiller replacements (2010-2011).• Authored “Initial/Final” communication policy for front line reporting of incidents, which was later adopted enterprise wide.

Facility management responsibilities include structure inspection/maintenance, building/HVAC repair/maintenance, FAA obstruction lighting repair/monitoring, FCC document/log retention, facility land lease/property management and other functions, as required. Initiated service contracts, scope of work and logistical planning. Created and managed annual capital/direct expense budgets ranging from $3.5MM to $5MM. Upheld and enforced all regulatory compliance at wireless facilities as they relate to FAA, FCC, and local zoning jurisdictions through internal auditing procedures. Project manager for structural, electrical, and civil modifications at existing facilities. • Reduced building and grounds maintenance costs by 50% from 2000 – 2001.
