Working with several clients to build financial models, create development timeline with milestones for selected sites, and work with acquisition lenders to close on sites. Have also completed LIHTC applications, as well as narrative building, financial analysis, and writing for NOFA requests. Subcontractor for Matt Huerta Consulting, LLC and Zen Development Consultants, LLC. 📚 Education: “Mapping the Gap: Out-of-School Time Programming in Albuquerque”, a mixed-method analysis to understand where OST programs are located in the City of Albuquerque, and where these programs are needed most. Created criteria to designate census tracts as ‘high need’ for OST programing and used census-tract level data and geospatial analysis to determine which census tracts were ‘high need’. Managed surveying of over 3,500 nonprofits in ABQ to determine where OST programs were located.📚 Education: “Engaging Marginalized Youth in Hunting and Angling: Identified Best Practices and Opportunities”, a mixed-method analysis for the New Mexico Wildlife Federation to identify best practices to engage underrepresented youth in hunting and angling activities. Work included facilitating ‘listening sessions’ with partner organizations, conducting literature review of peer-reviewed research, and identifying best practices from existing curriculum.

📐 Developed online coaching program to help first-generation college students apply to competitive graduate school programs. Program includes interactive workshops guiding students through the application process (i.e., effective planning, resume creation, narrative building, recommender selection) and pairs participants with a coach for personalized feedback on application materials. 🗣 Coached 40+ applicants over 3-year period successfully apply through the grad school application process. 👨‍🎓 Program participants are enrolled in some of the following universities: Harvard University x15, University of Michigan x5, UC Berkeley x5, UCLA x5, USC x4, and Stanford.

Supported loan originations, asset management, and capital raise for the Housing Partnership Fund’s (HPF) $85 million loan portfolio ($65MM on-balance sheet). Underwrote $52MM across 21 loans ($37MM on-balance sheet). Originations: Underwrote working capital loans to advance HPN members’ affordable housing development efforts across the country. Worked with sponsors to determine loan size and structure, and performed financial and organizational analysis reviewing audits and other financial projections, internal processes and procedures, and board capacity/involvement. Capital Raise: Managed CDFI Fund applications (FA, ERP, CMF) obtaining $9.4M in funding from the CDFI Fund, and worked with investors through the underwriting process to secure investments for HPF. Asset Management: Evaluated borrower quarterly reporting for compliance, performs annual reviews of existing loan portfolio, and worked with borrowers to obtain extensions or waivers. Made recommendations to place loans on watch-list and worked with borrowers to understand performance.

Worked with the Research Team on special projects including analyzing housing affordability for public school teachers across California, evaluating the impacts of Opportunity Zones on housing affordability, quantifying impacts of the Transformative Climate Communities grants, and conducting interviews for a case study on San Francisco’s innovative Rental Assistance Demonstration (RAD) conversion.📝 Led the analysis and supported writing for Policy Brief: “Who Can Afford to Rent in California’s Many Regions?” comparing Area Median Incomes (AMI) with scrubbed Craigslist rental data or Fair Market Rents (FMR) in every county. 📝 Co-wrote case study on Rolland Curtis Gardens, an affordable Transit Oriented Development in Los Angeles, highlighting the preservation of affordable units and innovative financing.

📈 Underwrote $35MM of LIHTC and $14.5MM in New Markets Tax Credit investments in New England. Performed financial modeling and sensitivity analysis using internal model, analyzed relevant reports (i.e., market studies, appraisals, Phase I, etc.), and spread sponsor financial statements. Worked with sponsor to understand development plan and identify (and mitigate) risks. LIHTC investments were both new construction projects and acquisition/rehabs, while NMTCs included a childcare and recreation centers.

🏡 Assisted the development of two acquisition/rehab properties (270 units) from the predevelopment phase to 8609. Supported the due diligence process and closing for acquisition, construction, and perm financing, and completed TCAC (LIHTC), CDLAC (bond), and other NOFA applications. Managed temporary relocation for all residents and coordinated all draw requests. Supported due diligence process for other acquisitions and LIHTC applications for other projects.
