Perform clerical tasks to support timely escrow closings and title recordings. Creates title files and prepares endorsements and supplemental documents. Investigate and interpret tax records in order to determine tax liability. Creates title files, documenting all research. Provide customer service to customers and field escrow offices. Interprets and act on instructions from customers and title officers. Searches title plant records compiling chain of title. Use research to create and maintain files, records and reports. Communicate recording information and prepares legal property documents such as endorsements and supplementals. Examines and interprets tax and assessment reports, follows title practice regarding the issuance of title commitments, policies, endorsements. Communicates professionally with all customers.

Obtain real estate taxes, mortgage (or deed of trust) payoff statements. Obtain copies of recorded instruments for the lenders; Preparation of routine documents such as judgment affidavits. Review and analysis of vesting that appears in Schedule A of the title commitment; Review trust agreements for proper authorization and ability to mortgage, transfer, encumber or convey real estate; Review and analysis of probate files and state specific procedures for transfer or conveying of interest in real estate. Review and analysis of Divorce decrees and child or family support documents. Review and analysis of partnership agreements, corporate resolutions and bylaws when vested on title
