As the owner of rentals, my focus has been to keep the turn over of tenants to at a minimum. The move-out and in is always a process that is costly and is one I am able to keep at a low ratio. I have tenants that have lived there since 1998. Marketing and processing over 100 phone calls. I sell my clients the area, convenience, and the amenities of my building. In order to keep my tenants happy, repairs and maintenance needs to be on time. Providing top customer service for my tenants helps keep them happy and long term tenants. I process applications, lease documents, move in and move out inspections. Processing of deposit returns, maintaining updated records of each tenant, accounts payable and accounts receivable are all actions I apply to my properties. Marketing the property in the local websites, social media, and local businesses are methods that I use to obtain new tenants. I hire and fire vendors for their services provided during the move outs. Audits of credit reports and employment history is a strong talent I have acquired from my mortgage industry background. During the home tours, I use open ended questions with the clients to gather as much information upfront from our conversations, which helps provide further background of their stability as a tenant. Background checks from legal, credit, and social media sites help determine the final selection of tenants.
