• Review and enforce all prime contract terms and obligations.• Negotiate and execute assigned contract changes, subcontracts, and purchase orders within delegated authority.• Review and approve payments to materials suppliers and subcontractors within the signature authority policy.• Revise budget and job cost codes, as necessary.• Negotiate issues and execute subcontract and vendor change orders within delegated authority. • Maintain a complete understanding of the budget and how it was developed.• Observe work in progress during field visits, question any procedures or end-products that don't appear appropriate and discuss with the Project Superintendent for resolution.• Review weekly construction progress to ensure the project plan is followed and schedule is maintained. Advise Construction Manager of issues that pose a potential cost or schedule problem, including issues with subs, designers, or owners.• Review and update project schedule for specific scope of work with input from the Project Superintendent (PS) and the Construction Manager (CM). • Assure project goals are met throughout the project duration.• Organize bid solicitations and bid strategy to meet the requirements of the project.• Conduct all buyout in accordance with the sub-guard program.• Review and final approve buyout log.• Ensure the estimate is properly and timely rolled into job cost.
