Beacon Real Estate Group Operations Associate in charge of tracking properties operational KPIs.As an Operations Associate my main task is to supervise and analyze property performance on occupancy, renewal conversion, delinquency, bad debt recovery, and price increase. With the support of my performance trackers and Power BI, I have been able to improve the results, speed up the application process and secure the back door through analysis on prices, occupancy trends and competition. In the last year I have been able to improve renewal retention and maintain a good performance for all the properties.Main activities:•Supervise, and analyze properties performance, follow up and guide Property Managers to enhance efficiency and keep performance above projections.•Review information for new properties, and include them in trackers, agendas, L10, and reports.•Weekly review of Beacon’s Dashboards in Power BI, making sure the accuracy of the data included in Yardi & Real Page.•Follow up evictions on all the properties (delinquency Tracker)•Analyze and keep track on the renewals in order to secure the backdoor. Also tracking the Artificial Intelligence Revenue Management renewals implementation for key properties.•Keep track of the application process to ensure the accuracy of the trends, (30 and 60 days).•Tracking of Artificial Intelligence implementation for leasing process (EliseAI). KPI: Leads to Tours. -Achievements: I designed and implemented the delinquency tracker for all properties to maintain control and improve the eviction and payment processes. I also introduce a change in the recovery agencies for Bad Debt in all of our properties. We discover that recovery was below expectations. I removed the recovery agencies with poor performance. With this quick action we are increasing the recovery with good expectations for EOY.
