Pre-closing, initiate the file, request all of the sellers and buyers’ information, request title searches, lien searches, survey, sellers mortgage payoff, and when required the association estoppels letter. Once received all orders, prepare lender title comments, review lien search for any violations, code enforcements, past due water and process accordingly. Post-closing, review all closing documents and distribute the documents accordingly. Send out respective payments of the closing file. Review documents prior to recording and mail out to the county recording department. Issue owners and mortgagee title insurance policies and mail out to the respective parties. Close out the file at the end of the year.
