My favorite aspect of real estate is being able to help the beginner investor have a good understanding of the type of purchase most beneficial to him/her in the short and long term, while guiding them through the entire process. I'm happiest when my clients desire to purchase multi-family properties as investments. It provides a great amount of rental income from multiple sources. Relying on a single tenant can be burdensome if he/she stops paying, forcing you to dig into your own pocket. With a multi-family property, you can have three or four separate tenants paying you each month. This provides more assurance that you will be taking checks to the bank each month!
