Additional Responsibilities:• Managed 69,000 S.F., Gold LEED Certified EPA Laboratory: Directed modifications to several laboratories (chemical and biological). Insured compliance with all health and safety requirements.• Building systems & maintenance management: Managed/negotiated all service contracts; snow removal, HVAC maintenance, sprinkler/fire alarm systems inspections and repairs, plumbing backflow testing, elevator testing and inspections, electrical systems infrared inspections, roof/façade inspections and repairs. • Financial: prepared or reviewed budgets for all properties. Prepared operating and Real Estate tax reconciliations annually on all properties.• Construction: supervised construction including mechanical, electrical, and building façade work. Directed projects including: elevator modernization ($500K), façade repairs ($250K), and two tenant improvement projects ($400K).• Energy management: lead the engineering team in the maintenance and upgrade of energy management systems, energy conservation, retrofit lighting and building HVAC systems for energy conservation. Contracted the purchase of energy with third party suppliers. Reduced energy consumption by 30% by maintaining equipment and installing energy efficient units.
