I am a certified home inspector. Although this list is not exhaustive, I will provide a visual inspection of your home including the grounds (site, drainage, retaining walls, gutters, decks, walks, driveways, fences, gates, grading and vegetation), the exterior (roof, flashing, roof drains, siding (Stucco, veneer, or panelling), trim, windows, the correct orientation of Low Emittance windows, skylights, patio, painting and caulking), the furnace and A/C (the units, differentials, clearance, vents, ducts, registers, distribution, condensate drain, thermostats, fireplace and chimney), pool - spa (surface, deck, diving board, slide, ladder, conduits, lighting, GFCI outlets, pump, blower, skimmer, drains, cleaning system, heater, gates and fences), plumbing (water heater, gas supply lines, water meter, faucets, anti-backflow, sewer, drains, vents, washer, dryer, laundry sink), electrical (service lines, entrance, main panel, sub panel(s), fuses and/or breakers, wiring, junction boxes, lights, receptacles, switches, grounding, GFCI outlets and door bell), bath(s) (tubs, showers, toilets, bidets, sinks, cabinets, mirrors, ventilation, lighting, caulking and dealing and fixtures), interior (ceilings, walls, floors, doors, windows, safety glazing, ventilation, closet, stairs and hallways), kitchen (all appliances included in the sale, oven, range, microwave, refrigerator, freezer, dishwasher, disposal, flooring, sinks, faucets, counters and cabinets), and the structure (foundation, slab, framing, trusses, sheathing, decks, porches, basement, attic and the attic ventilation, insulation, moisture barrier, pests and modifications). Finally, as a certified Thermographer, I will view the entire structure with an infrared camera which sees temperature differentials. This aids in locating plumbing leaks behind walls and under slabs, electrical issues (it can see which circuits run hot) and insulation deficiencies. All clients receive a detailed report on the same day.
