Beazer Homes plans and delivers communities. As a project manager, instrumental in delivering new Southern California communities while managing other active communities. Working within the complex regulatory and local political realities of Southern California, took accountability for the full lifecycles of these projects. Provided investigative due diligence for land acquisition; worked with local agencies and governments to project development costs; created and managed all necessary schedules, from permitting to active construction to delivery. Bid and negotiated contracts with all consultants and engineers, then managed these teams to ensure timely delivery and constructability.

Responsible for the full project lifecycles of numerous projects across Southern California, ranging from Los Angeles to San Diego.

Successively employed greater responsibilities for this leading North American land developer and home builder, learning residential construction project management and then executing neighborhood activation, improvement plans and product design, creation and management of project budgets, and third-party consultant bidding and contract negotiation.
