Visited and reviewed assets as needed to analyze market conditions or other special projects. Part of executive management team that would meet once a month to review financial and operation updates of 30+ assets. Project manager of several capital projects including rehabbing common areas and units at several assets. Stepped in and managed assets as needed including 2 communities in the Atlanta area for 1 year.As Revenue Manager I reviewed and analyzed market conditions and other factors for over 20 assets, I would meet 1-2x a month with the property managers and regional managers to help set pricing strategies for these assets. In some cases rental revenue went up over 15% through our collaborative revenue strategy. Also directed all Marketing efforts for over 30 assets. This included online presence as well as paper collateral.

Property and Resident liaison. Handled all resident complaints and facilitated better customer service policies at our communities. Negotiated contracts on behalf of the assets to get bulk pricing for maintenance vendors and other large suppliers. Helped create an Operations Manual for all of our communities and overhauled and updated all leases. Provided support to new assets including training, vendor set up, and assisting Vice President with any capital projects. Trained new property managers on Yardi and Eenhoorn's policies and procedures.

Visited assets every 3 weeks to analyze and review property operations and overall physical condition of the asset. Reviewed rent roll, receivable's, audited files, income, deposits and cash flow and other property operations. Physically inspected all vacant units, and on a bi-annual basis 10% of occupied units. Physically inspected all landscaping and exterior buildings. Would provide report of each asset to Vice President and President on a weekly or bi-weekly basis. Also attended to special projects at the asset such as capital projects.
