Assist in the overall sales process of SECU*RE (State Employees' Credit Union Real Estate) investment properties across North Carolina. Responsible for coordinating the listing, sale, and closing of properties approved to sell by management. Actively engage in negotiating contract terms, repair requests, and all other aspects of the transaction. Oversee preparation of closing documents and coordination with the closing attorney.

Monitor all SECU*RE (State Employees' Credit Union Real Estate) investment properties within assigned region to ensure properties are progressing in a timely manner through various stages of the investment property’s life cycle (initial evaluation, construction, rent and/or sale). Prepare, review and approve marketing flyers and leases. Assist with preparation of monthly reporting statistics. Address questions from tenants/SECU branch employees regarding SECU*RE’s rental policies and procedures. Responsible for coordinating and distributing semi-annual inspection reports and following up to ensure all required maintenance is completed – including any tenant-initiated repair requests. Evaluate properties prior to lease expiration and communicating options to tenants. Responsible for tracking and following up on tenant move-ins and move-outs and verifying all required documentation has been received or disseminated.

Monitor collection efforts on real estate loans. Directly collect real estate loans turned over to loss mitigation department. Determine when collection efforts are not successful and consult with management before proceeding with foreclosure. Initiate foreclosure proceedings and monitor progress when advised by management. Monitor collection efforts on personal loans and credit cards. Review branch collection processes.
