Folsom Premium Outlets is an eighty store facility on 41 acres in Northern California• Oversee the maintenance, security, landscape and custodial teams• Negotiate contracts and work assignments with service contractors• Manage compliance of staff to adhere to established policies and procedures• Analyze and respond to on-site emergencies and implement cost effective repairs of the facilities• Supervise on-site safety plan and training• Develop 5-year capital plan to continue to maintain and enhance the property assets and execute against projected capital plans• Conduct daily walk-through’s of the property to ensure physical assets are in best possible operating condition. • Assist in the management of procurement and application of all goods and services within annual CAM and Capital Expenditure budget• Manage Property Operating expenses within or below budget levels. • Conduct regular property inspections and assess the physical assets of the property. • Manage the work process for both capital projects and ongoing services – including developing scope of work, request for proposal, evaluating contractor submissions/bids, developing service agreements, overseeing contracted work, work inspections, assuring project is completed in accordance with terms of service agreement and required documentation is delivered prior to project close-out and/or payment• Manage preventative maintenance program and oversee any necessary repair or construction work to sustain a safe and reliable environment• Manage relationships with 3rd party contracted services providers.• Project Manager for construction activities• Performs Condition Assessments to develop basis for long range capital plans and budgets• Complete timely review and processing of vendor invoices, to ensure accurate services were provided prior to payment• Manage operational budgets and ensuring all costs associated with property operations are managed with direct guidance and oversight

A 248 unit condominium property in Incline Village Nv. consisting of 44 buildings, 2 swimming pools and all roads and landscaping on 26+ acres. (2010 -2015)• Supervise all aspects of on-site repair, maintenance and security.• Vet contractors checking legal status and references from previous work• Create RFP’s. Analyze resulting bids and make recommendations as to who should receive the work.• Work with Architects to ensure correct design and understanding.• Develop and negotiate contracts.• Work with CAM to ensure all state reporting and functional regulations are met.• Supervise multiple contractors in the course of work. • Weekly reporting to the Board of Directors.• Develop and report on finances including budgets and P&L.• Owner relations.• Prioritize repairs based on the budget, scope of work and seasonal impacts.
