ESSENTIAL FUNCTIONS: 1. Establishing standards for acceptance of new construction by conducting acceptance walk training sessions with those responsible for accepting new product and supporting them as necessary to ensure quality control throughout the building acceptance phase of the project. 2. Review design drawings for all new communities and make recommendations and suggestions that will improve the operation and/or minimize the expense of operation of the property. 3. Tracking warranty work progress .Including typical warranty issues and“water proofing” work . 4.Develpoe scope,execute contract agreement and oversee project development on major capitol improvements.5. Contract for the installation of: burglar alarm systems and monitoring, controlled access doors, and CCTV systems in new clubhouses. 6. Managing Life Safety Program and a fire alarm/sprinkler inspection and repair system that complies with individual state law while complying with company standards. 7. Management of Concord Pest Services , recognizing that different regions of the country require different techniques and treatments to be successful. 8. Acquisition of trash compactors for all properties as well as ensuring that out maintenance policies and procedures protect our equipment, maintain our equipment. 9. Manage our trash-hauling program to ensure efficiency. 10. Provide consultation on mold and mold remediation ,updating the policies and procedures 11. Coordinate the repair of properties when they suffer loss, such as: fire, flood, motor vehicle damage, etc… 12. Provide technical expertise to regional associates through the development of specifications and written scopes of work for the execution of capital projects. 13. Review all Warranty/As-Built information and approve it prior to distribution to the properties for which it was intended.Specialties: ¤ Universal E.P.A Certification - Ferris State University
