I am responsible for over 3,000 HUD properties in the Bank of America property preservation portfolio for the state of Texas. I ensure that all properties are put into conveyance condition quickly, so as to provide a quicker time frame to increase bank profits. I have reduced the time properties are out of compliance by 27% , while also reducing the amount of repeat work orders per property by 36%. I am in constant contact with field services companies and their employees to provide them with resolutions to code violations , as well as mechanical questions. I have trained employees to recognize issues that delay conveyance. Further, I routinely submit bids to HUD on proposed work for residential properties. I sometimes appeal the decisions by HUD. I am in constant communication with various code enforcement officers and departments to ensure the properties are in compliance.
