Created a project cash-flow model based on the five-year rental income projection and supporting financial scheme through residential market research.- Assisted in the management of Real Estate Investment Trust(REIT) companies which are based on the underlying assets of the rental apartment properties by controlling key factors such as rental income, vacancy rate, operating expense, capital expenditure, tax issues, and so on. - Assisted in the overall administrative works for the company.

- Participated in the preparation of the information memorandum, specifically for the rental apartment company, that mainly focused on the asset securitization of their ongoing project to draw investment from the financial market.- Assisted in evaluating the fair price of the core assets of the client’s ongoing project using a discounted cash flow model. - Reviewed various valuation methods such as expectation value method, transaction case comparison method, and cost methods that were provided by a third party to future value to present value of the client’s evaluated stock price.

- Assisting the AP department by handling ocean freight, custom fees, and trucking invoices and recording them on SAP Business One and related Excel files. In addition, in charge of managing the bill of lading and commercial invoices from factories in China.- Assisting AR by creating monthly sales listing reports and weekly due payments/debts reports of the company’s top-selling products via SAP Crystal Report and MOM (Multichannel Order Manager) software.- Assisting the preparation of monthly financial statements and cash flow by re-assuring the related accounts and creating pivot tables based on the data that the manager assured.

-Reviewed corporate’s financial model, created by Samil KPMG in 2015, and assisted in creating the company’s own cash flow for their new rental housing project called “Daelim New Stay”.-Assisted in reviewing the rental revenues and other accountancy related processes after the construction, which later helped to transfer the ownership of the rental house to “Happy Together Stay 1” (REIT’s Vehicle).
