As the Director of Real Estate, I manage of team of people in the analysis and disposition of hundreds of assets per year. Our goal as a team is to not only dispose of each property as efficiently and profitably as possible, but to source information from every transaction in order to better guide acquisitions in the future.At any given time, we are typically managing several hundred assets while simultaneously analyzing several hundred more. We partner with a variety of real estate and construction professionals throughout the State of New Jersey in order to achieve our collective goals. I am constantly reviewing policies and procedures and reading up about industry best practices in order to perform my responsibilities with greater effectiveness. Beyond these core tasks, I am always looking for opportunities to expand our business and our business's impact by working with municipal leaders on projects to help remediate blight and catalyze redevelopment in real estate markets.

* Manage the disposition of a constantly changing portfolio of REO properties throughout the State of New Jersey as well as in South Carolina and Indiana.* Worked with State Legislators to change a 40 year old tax lien foreclosure law to allow for the faster and more efficient foreclosure of blighted or abandoned properties.* Perform in depth market research on each property to determine its value, market strategy and highest and best use.* Analyze data and trends within the portfolio to present regularly to the Board of Directors. Use that data analysis to find opportunities to enhance profitability for the company.

* Managed an office wide computerization project. Oversaw and tested the beta versions of the custom software. Coordinated several software and hardware vendors with the City of Philadelphia’s IT department. Trained 75-member staff, most of whom had never worked on computers before. Delivered project on time and under budget: project has become a model for the computerization of the probate process in other counties.* Put together two successful Capital Budget requests at a time when such projects were not being approved because I was able to demonstrate the long term value and projected savings of the investment.* Handled media and public relations for a City Wide elected official. I would use a combination of historic precedent, statistical analysis and financial data to disprove false information and successfully fought back an effort to turn the office into a political appointment.* Project manager for complex constituent issues ranging from public works improvements to revitalizing disadvantaged neighborhoods. Coordinate the efforts of various City departments including Streets, the District Attorney, Police, License & Inspections, Revenue and Law, managing those efforts until the issue is resolved

* Increased branch loan production from under $500,000 a year to over $10 million a year with no defaults. Implemented branch sales plan which included daily financial training of the teller staff to understand and take action based on the financial needs of customers. Developed a sales and customer service referral system which improved the turnaround time and provided tailored financial solutions to customers.* Developed a customized system of vault management that eliminated the possibility of cash count errors. This eliminated branch settlement errors while reducing branch settlement time by over 80%.* Developed an instant underwriting system that would evaluate loan applicants on the fly, reducing wasted effort from our underwriting department and created a double check system that lead to zero loan failures.* Oversaw all local, state and federal compliance issues, including The Patriot Act, and the filing of Currency Transaction Reports and Suspicious Activity Reports. Branch achieved 100% compliance record.* Built a referral base from current customers to significantly grow volume of clients. Turned around a loss of two business clients per month to a gain of two clients per month. * Coached and mentored teller staff with the goal of developing future sales agents; dramatically reduced employee turnover, saving time and money for the branch while improving customer's bond and loyalty.

* As Publisher, was responsible for the 24-page content and distribution of 15,000 issues a month, 2000 subscribers and over 75 advertisers. * Managed gift shop that imported traditional souvenirs otherwise unavailable in the United States as well as novelty items. I eventually developed relationships with foreign manufacturers and began to import and wholesale these items to other gift shops and online stores nationwide.* Sought out experts in diverse fields to contribute feature articles on various topics including art, history and science with a focus on the contributions of Italians and Italian Americans in those fields.

* Designed and oversaw the renovation and construction of a former hair salon into an eat-in restaurant.* Mario’s Sandwich Cafe was the first restaurant in the Philadelphia to sell “panini” style sandwiches and one of the first in a new wave of espresso shops in South Philadelphia.* Maintained the general ledger accounts and worked with CPA to file all City, State and Federal tax filings* Acclaimed and celebrated by the Philadelphia Daily News as having "the best tuna sandwich in the City."* Sold the business and building to focus on The Italian Newspaper.
