Involved in Commercial & NJDOT infrastructure projects with pricing, material & subcontractor buyout, contract & sub-contract review, engineering submittals, value engineering, material & permit procurement. Monitor & put together project cost extras, billing, asphalt escalation charges, while minimizing back charges. Involved in securing all land entitlements for our NJ land (some PA) portfolio of residential and commercial projects. Reported directly to Division Senior Vice-President and Company CEO. Performed due diligence (i.e.: investigations, ordinance reviews, utility availability, yield and feasibility determinations) on over 65 projects. Proceeded with 31 projects in obtaining land use approvals in the South Jersey market place. Secured approvals on over 1425 residential lots (one GDP) and 211,000 sf of Commercial space, including mixed use projects. Responsible for acquisition contract compliance, due diligence, approvals, budgets, resolution of project development and engineering issues with all outside agencies. Negotiated seller extensions, workouts with Federal and State agencies (i.e.: bog turtle issues), and negotiated with township officials (mayors, zoning, and code officials) on local issues (i.e. sewer and water availability etc). Resolved issues surrounding DCA, bank closing documentation, housing fit issues, and hostile townships in finessing solutions on projects. Contracted, scheduled, and coordinated engineering consultants and legal council to implement project strategies in obtaining preliminary, final, and outside approvals for development. Testified in front of numerous township boards, planning boards, and county construction board of appeals for house line issues. Worked with site development staff in bidding and awarding projects. Resolved many bonding and escrow discrepancies along with site development problems with various agencies.
Involved with residential and commercial projects in our local area from the initial site acquisition findings, such as pesticide screenings to township project approvals. Preliminary and final design issues resolved such as grading, storm conflicts etc. Submission of technical data ie., hydrological reports, soil findings, etc. Project costing of improvements for bonding. Construction management of on-going school projects by interfacing with clients, architects, contractors, and township officials.
Involved in takeoffs and estimating of site improvement work for our various builder clients. Clearing, soil erosion, earthwork, sanitary, storm, water main, curb, paving, etc., as well as project administration of contracts such as scheduling, coordination, and notifications of scheduled work. Interfacing with builders and municipal engineers on site-restrictive issues. Over-site of contracted work for quality control issues.
Involved with our in-house acquired projects requiring interfacing with the landowners of whom the tracts are optioned, to our engineers for securing the preliminary and final approvals. Involved in contract administration, municipal code and Municipal Land Use Law compliance for our clients capital and planning board projects. Coverage was over five municipal townships, two of these townships were new accounts, however all require daily scheduling of inspection staff to cover their capital and planning board projects in meeting project specifications and municipal land use compliance. We interface daily with municipal officials, builder/developers, contractors, engineers and the resident taxpayers in coordination and resolution of scheduled work by solving site specific issues such as monitoring schedules, contract compliance, coordination with affected residents, mitigation of disputes, design field changes and bond reductions. We handled conflicts that arose from road/utility reconstruction and land development projects within the township's borders. Also turned around two deteriorating projects with strong supervision and project management skills so uncharacteristic of the passive role of the inspection industry. I have also taken a leadership role in helping evaluate our cost containment options of our health benefits program as well as composing the rough draft of our wellness program.
Involved in coordinating our own subcontractor and field crews between various projects. Interfaced between engineers, inspection agencies and homeowner associations. Also provided over-all scheduling, budgets, contract review, bond reductions and coordination of contracted site improvement work. This involved scheduling of earthwork, road, sanitary and storm sewer construction for our residential subdivisions. Improved bonding capacity through bond releases of many outdated projects. Received a commendation for the hard work in the delivery of two sample openings under difficult site and time constraints. Additionally provided coordination of housing trades while interfacing between township officials, architects and homeowners.
Traveled up and down the east coast involved in site preparation and field coordination with subcontractors and own field crews for our site work contracts with MCI and Sprint. Also responsible for equipment procurement, site layouts and completion of punchlist items on various repeater stations. Promoted to project manager handling numerous small projects all of which required bids, proposals, material takeoffs, procurement, letting of subcontracts, permits, drafting, correspondence, scheduling, billing and contract fulfillment for our site work contracts with MCI and Sprint on their long distance telephone microwave repeater stations.
