Hello, great to meet you! I appreciate the opportunity to learn more about you and what you’re looking to accomplish. First, a little bit about me: I’m from Indiana, where I live with my fantastic wife and 3 daughters just outside of Indianapolis. A graduate of Indiana University and I have been with University Loft since 2001 where my involvement has been in student / multi-family housing for 24 years. I'm fortunate to speak with a lot of folks, from developers and 3rd party management companies, to local owner/operators throughout the Country. I’m frequently asked what folks should expect or what's my philosophy. My process will be centered around trying to help achieve your goals, whatever that may look like. I approach each opportunity with no preset expectations of whether I can help, but with an eagerness to learn about you and what challenges you may be facing. As we talk, I’ll share market information, insights and thoughts that address the biggest problems common in our industry related. It’s worth noting I typically have the most success in helping folks who:• Want to engage in a process that allows information to educate both of us on what’s important in terms of company, project, and operational expectations. I’m not a mind reader, so the more ideas, goals, and desired results we openly discuss together, the better positioned you will be to determine if I’m a good fit. • Provide budgets up front or early in the process, so all parties are working informed and with a plan. Some don’t know this impact right away and that’s ok. We can work together, but we will need to have regular economic conversations to understand the cost of the solution vs. cost of the problem.• Looking for long term programs that they can build / plan around for maximum success in protecting investments and reputation. • On the flip side, there’s not as much success with groups:• Who view furniture or what we do as a commodity and are not interested in helping us understand their expectations or objectives. “All we need is a bid” or “We just need quick pricing today”. You don’t need me for that. • Looking for lowest price without any real dialogue or input. The classic “race to the bottom” and “guess what I want” approach.
