His focus areas are office and data centers across the value chain of core, core+ and developments assets.In his last assignment, Hardik was with Embassy Industrial Parks as a strategy and acquisitions professional leading the investments, acquisitions and asset management functions for West and North India.Key responsibilities:InvestmentsCreate, maintain and update complex financial models for real estate projects and various asset companies;Challenge all aspects of the transactions to ensure the investment thesis is sound;Prepare investment memorandums and supporting materials for investment projects and new opportunities;Engage with third parties, such as investment partners, due diligence Advisor/Managers, brokers and industry experts;Work closely with various internal support teams (Legal Affairs, Treasury, Finance, etc.) as well as external consultants to ensure that investment meets all the necessary criteria and requirements;Contribute to strategic investment plan by researching micro markets, analyzing competitive landscape, identifying potential partners and investment opportunities;Maintain various internal and industry databases as well as identify key benchmark metrics. Asset ManagementProvide analysis on the assets to maximize their returns and ensure compliance with various investment underwriting;Follow closely all development projects and report any deviations from the underwriting (cost, timing, revenue, returns etc.). Model various scenarios to assess the potential impacts of negative or positive outcomes;Analyze and interpret financial reports and monthly/quarterly management reports about approved business plans and budgets and issue the appropriate recommendationsAnalyze, recommend and implement the adoption of the business plans for each asset under its responsibility and ensure compliance with deadlinesAnalyze, review and qualify opportunities for disposition of assets and its implications to the strategic plan of the Company and make recommendations
