• Manages and directs the daily activities of the leasing operations department in accordance with organization policies and standards. Responsible for all leasing functions, which may include reviewing and negotiating lease transactions and agreements. Oversees completion of all necessary paperwork and ensures proper customer service. Responsible for the productivity and budgetary performance of the leasing and operations department, Develops and implements policies and procedures to improve efficiency and profitability of the department.• Monitors trends for competition in the marketplace. Ensures that project/department milestones/goals are met and adhering to approved budgets. To work with the construction/development team, for effectively managing and receiving of the units from construction.• Monitor work of contractors and report findings/concerns of the Regional Manager/Project Manager. Continuously be aware of safety practices and procedures; Conduct monthly Safety Meetings with all staff members. Assure that lease or rental agreements are being properly completed and renewed. Assists with eviction of tenants in compliance with court order and directions from Attorneys.• Provide new employees with a thorough introduction of the community and the Company so that they understand what is expected of them, the importance of their contribution to the community, how they fit into the team, and the importance of working safely.• Demonstrate an ability to understand financial goals, operate asset in owners’ best interest in accordance with the Policies & Procedures Manual. Maintain accurate records of all community transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.). Prepare annual budgets and income projections in a timely and accurate manner. Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner.

• Property sales developments and other exclusive projects.• Marketing the product and establishing brand and project name in the market. Organizing, implementing and analyzing the marketing plans. Evaluating and correcting budget and marketing strategies.• To prepare, maintain and monitor the agencies contracts. To coordinate, communicate and visit the agencies. Also, to measure, compare and enhance the performance of the agencies for better outcome and corrections if required.• Advising and assisting the customers in financing the property.• Re-sourcing and targeting the customers. Assuring that the resources and opportunities are fully utilized to produce sales.• Speculating the market, targets, fields, and areas to be focused on, to generate and maximize sales.• Identifying the prospect, converting the prospect into potential lead and then maturing them into a customer.• Servicing the customer, regular follow-ups, establishing professional relationship and trust with the customer.• To recognize and search potential agents and agencies in the market for the distribution of our inventory and its sale.
