1. Run Property Management function for Asia Property (21 markets, 9M sqft space, 600 branch networks) to manage US$600+m P/L while connecting with cluster, country and global to deliver improved target operating model and to execute our 5 year Asia Property Strategy and meet our KPI.2. Support Asia Property Head on business alignment and integration with Property initiative to drive common agenda with key stakeholders CPBB.3. Provide governance and strategic overview on all Property initiatives to ensure investment well spent which lead to desirable outcomes against our strategy.

1. Strategy alignment - engage proactively with various stakeholders to drive Property Strategy and align with Business Strategy on both Retail and Commercial office portfolio circa 4.5m square feet @ US$370m PnL p.a across 5 markets in the region.2. Governance - partner with in house Subject matter experts (workplace, asset management, supply partner management, finance, operational risk, H&S, and Security), Country Head of Property and outsourced consultants to ensure we do the right thing, be the challenge to move the dial and protect the bank’s interest. 3. Special initiatives - lead special initiative for Regional Head of Property to drive specific bank’s agenda.

Managed a team of 120 staff to run a diverse corporate real estate portfolio in 28 cities in China including real estate strategy, asset management, project management, facility management, engineering, security and Health and safety, vendor management.

Drive real estate strategy in GCNA to optimize the portfolio in both office and branch space

Oversee workplace effectiveness in Greater China and NEA:- evaluate portfolio optimization opportunity- promote Agile Working to align with the Bank's initiatives- space management

Portfolio review (Asia - 2 million sq.ft)- understand business requirements and projection forecast and analyze against space usage and vacancy- review space opportunities with in house transaction, project and engineering teams to provide short term tactical or long term strategic space scenarios - develop and provide global planning reports and framework with EMEA and America's counterpartsRestack/Churn- provide tactical planning for the day-to-day business requirement changes to expand or contract- work with CAD team to provide test-fits options
