-Perform site visits to inspect potential acquisitions. -Abstract leases, governing documents, appraisals, environmental assessments, and service agreements.-Review tenant ledgers, receivable aging reports, D&B reports and tenant financials to determine tenant strength.-Review general ledgers, rent rolls, expense invoices, and property condition reports and assessments to determine property expenses.-Perform financial analysis using Argus and Excel financial models and templates to project financial performance over a 10 year holding period.-Report cash flow results and make recommendations regarding the acquisition of a real estate asset.-Communicate with internal departments including Acquisitions, Finance, Legal, Asset Management, and Sales as well as external parties including brokers, sellers, and property managers.-After 5 months in the department, was chosen to move from Boise to Atlanta to establish a Due Diligence Department and train new hires.

-Manage the general ledger for up to 33 properties including making journal entries, re-classification entries, accruals and prepaids, balance and reconcile general ledger accounts and bank accounts, prepare and review income statements and balance sheets, and perform monthly, quarterly and annual closings.-Prepare budgets and analyze variances-Work with external auditors in review of internal controls.-Track and pay mortgages and real estate taxes.-Review and approve payable invoices.-Communicate with property managers and asset managers.-Track and collect rent guarantees and escrows.-Prepare and file state sales tax returns.-Various lease administration duties including CAM bill-backs.

-Review, pay, account and project for ~$30 million of monthly rental expense on leased locations. -Successfully recovered more than $50,000 of receivables thought to be irrecoverable.-Analyze and interpret commercial leases and amendments for rental terms, updated lease abstracts. -Work closely with internal and external attorneys, real estate and property managers and external landlords to ensure proper commencement, change, and termination of rents on leased locations.-Create accounting entries, balance and reconcile general ledger accounts.-Create process documentation and process flow charts for Sarbanes-Oxley compliance.-Work with internal and external auditors to ensure GAAP compliance.-Resolve landlord issues.-Supervise clerical accounting staff.-Process accounts payable invoices for a distribution center.-Assist with Hyperion Planning software implementation.
