This property is a Leeds Silver certified development as well as an IREM certified sustainable property. Oversees a capital improvement budget ranging from $1 million to $4+ million annually. Holds all onsite vendors to an A+ level of service and inspects daily what is expected from each vendor. Develops scopes of work for all contract bidding and RFP's. Annually bids out major vendor contracts, looking for economies of scale to reduce CAM costs and increase NOI. Very involved in the annual operational and 10 year capital budgeting process. Identifies areas that need improvement via either capital or common area dollars and obtains budget bids for such work.
