Holds all onsite vendors to an A+ level of service and inspects daily what is expected from each vendor. Develops scopes of work for all contract bidding and RFP's. Annually bids out major vendor contracts, looking for economies of scale to reduce CAM costs and increase NOI. Very involved in the annual operational and 10 year capital budgeting process. Identifies areas that need improvement via either capital or common area dollars and obtains budget bids for such work. Supervises a direct staff of 3 as well as the onsite supervisors for each vendor.Construction management projects have included full buildout supervision for The Cheesecake Factory, a 9,166 sf anchor restaurant, Sephora, a 4,519 sf beauty products store and Naked Taco, a 5,796 sf upscale Mexican restaurant, among many others. Additionally, acted as owner's onsite representative during the ground up construct of a 45,937 sf Silverspot Cinema, a 12,236 sf Cooper's Hawk Winery and Restaurant and multiple buildouts for the 47,496 sf 3 story office component, among others.Capital improvement construction projects have included a $500k common area upgrade for an urban living room seating area for patrons, a $400k 39 space parking lot with a Silver MAXI award winning community mural project and sidewalk trellis accents. regular sealcoating and striping of the surface parking which involves a 12 phase mobilization and regular three year, 3 phase $330k repainting of the entire center, among others.
