Property Manager of a new development in Gig Harbor featuring 174 single family homes for rent. A project of this scale resulted in an 18 month lease up reaching stabilization in September 2022. With anywhere between 10 and 20 homes receiving TCO monthly we worked very closely with the construction team to project future move in dates for each individual home. We ran a lease-up in conjunction with managing continual construction on site.At 75% of the way through project completion, we had yet another challenge of turning and renting the first set of homes that came online yet again. All while continuing to lease more new product. We highlighted the future benefits of our community, while we still had no clubhouse built, and therefore no real amenities.

Property Manager of an "A" Class, 151 unit complex in the Proctor District.•Ensuring the smooth running of our community in a fast-paced environment, including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, expense control, audits, etc. •Providing superior customer service to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation and profitability. •Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance and management personnel, in order to maximize their engagement and minimize turnover. •Driving revenues with thorough understanding and analysis of competition and development of creative marketing programs. •Maintain effective on-site staff through interviewing, hiring, and terminating as necessary. •Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up. •Manage and maintain all aspects of overall community budget and finances • Work with leasing staff to ensure that leasing/marketing goals are met.• Assisted with the pre-leasing and opening of Madison25, also located in the Proctor District. Secured 25% leased prior to opening this new building. From there passed off responsibilities to the on-site team.
