Property Management for 12 residential properties with 180 apartments and 2 commercial building with 66 units. Property Management responsibilities include marketing, showing and leasing apartments. Coordinate services from all vendor/partners including mortgage companies, insurance company, moving services, etc.Handle the Spousal Employment Assistance Program. Develop and update weekly and monthly sales reports. Developed reports and worksheets to calculate commissions due to outside sales companies. Completed writing the company Cross Training Manuals for Purchasing, Data Entry, Bookkeeping, Industrial Sales & Architectural Sales. Plan and coordinate Happy Hour Thank You party for all salespeople (over 100 attendees) at trade show event. Calculate runs and produce quotes for architectural lighting products. Project Manager of large installation for the KCNG of a test cell for the M1 Abrams tank, including individual spaces for the transmission and AGT1500 engine. Project involved coordinating construction of building, installation of test equipment and final testing of all hardware & software. Working with client, vendors and subcontractors on a daily basis. Smaller projects included drive shafts, tachometers & numerous spare parts.Purchasing, billing and shipping for all projects both domestic and international. Worked with customs paperwork, commercial invoices and NAFTA. Developed system for organizing and storing parts for individual projects.Responsible for all Quality Control including monthly audits and reporting results back to President & Vice President.
