Fine Times Inc. owns, manages and has developed over 30 residential properties primarily in Manhattan's Upper West Side and Brooklyn Heights.My responsibilities include, but are not limited to, overseeing operations of our entire portfolio, managing our in-office property management team as well as our field staff, coordinating all re-development, re-positioning and capital improvement projects, reviewing and reporting the financial performance of our portfolio, and helping to identify potential acquisitions and participating in the due diligence process.

-Oversee all aspects of property management for a portfolio of 24 residential properties located throughout Manhattan, Queens, and Bronx ranging in size from 8 to 90 units-Supervise a staff of 20 made up of superintendents, doormen, and porters.-Oversee all repairs, renovations, and capital improvements-Analyze expenses and create annual budgets-Maintain compliance with all applicable local, state, and federal regulations-Perform regular property inspections-Analyze market conditions to optimize property's rental rates-Liaise with tenants, owners, and board of directors-Process and approve payables-Solicit, evaluate, and negotiate bids for contract services.
