Land Leadership Team (LLT) 2021-present. Helped create a 5-year land strategy, setting clear and effective department planning to ensure effective communication, progress digital modernization, align project commitments, identify “Unicorn Department Goals” and empower team members to create plans from survey to action. In addition, LLT conducted 20+ interviews in 2022 to fill various roles inhouse and contract for the Land and Data Teams. Secured like kind replacement agreements from City of Westminster (City Easements), Orange County Flood Control District (OCFCD Easement) and the State of California (Caltrans Joint Utility Agreement “JUA”) for the Interstate 405 relocation project. Re-secured license rights from SoCal Edison including negotiation down the arrears and future rentals payment for a savings of $750,000. Negotiated cash positive encroachment and 3rd party abandonment-removal agreements saving Chevron more than $500,000 in future liability. Completed negotiations, permitting and abandonment efforts with ANT II, Omega Rail, Los Angeles County Metro Authority (LACMTA) and BNSF saving the company $120,000+ a year in future rental obligations. Planning and coordinating between Land and Pipeline Integrity Management brought the project to a successful close. Working on abandonment and termination of multiple agreements to terminate rental obligations and reduce/remove future Chevron liabilities. Estimate $300,000+ in 2023 rental savings and another $300,000+ in future removal cost savings. Expedited a City of Los Angeles emergency pipeline integrity repair in a high consequence area (HCA) in Venice Blvd. by utilizing established governmental officials and agency relationships with the City of Los Angeles. Involved in an emergency response event, onsite support, stakeholder engagement and Liaison support. Permitting temporary access and emergency operations and drafted letter response for counsel.

Land experience includes: California & South Florida (Areas produce approximately 15,000 barrels a day from 70,000 acres from some of the highest density populated and environmentally sensitive areas.)• Approved over 100 wells drilled within the last five years, including review of lease and fee rights to drill, ingress and egress, easement rights, offset obligations, pass-through rights.• Developed a land budget for title and acquisition (lease & fee) in California and drafted a base oil and gas lease approved by counsel for bolt on acreage leasing. • Completed nearly $500,000 acquisition of working interest ownership and over $100,000 of rollup royalty acquisitions.• Reviewed joint operating agreements, and approved over 400 AFE’s. Sent out over 200 consent requests to non-op partners and interest holders.• Assisted Senior Vice President on a special project of entitling over 40 acres in the City of Santa Fe Springs for 200,000+ sq. ft. commercial use and was in the final stages of title clearance • Drafted agreements and negotiated $250,000+ yearly revenue for wireless tower licenses, water use agreements and grazing leases.• Successfully developed and defended with legal and EH&S the right to transfer sewer capacity credits from one controlled oil property to another.• Negotiated a tri-party agreement with the BLM, VA and Breitburn regarding a land swap including the right to process off-site gas.• Supervised a due diligence review project relating to suspense, uncovering nearly $4M in suspense owned by Breitburn with another $1M re-allocated to unit royalty owners and over $1M escheated to the state.• Completed a reciprocal grant and surrender agreement with full release and indemnity.• Completed a 3 year negotiation, settlement, extension of license agreement for easement rights with UPRR for 1/10th of the initial demand price and continued use of the pipeline.• Avoided 300% penalty drafting/completing a finance agreement as a non-op partner

Managed daily operations in providing advanced land services with oversight of the activities of 10+ contractors nationwide. Prepared project bids and estimates, along with maintaining accounts payable and receivable. During tenure, secured thousands of acres for mineral and surface development. Prepared deeds, amendments, and leasing contracts for energy development.
