Special Asset Management

As an Asset Manager I worked in the process of bidding, contracting, and liquidating all assets within my portfolio. I performed full due-diligence on reconing the quick sale value through local realtors and BPO agents. Thus, gathering my reports to obtain a true value for the indicative bid. I placed a set bid price per my value with the UPB for the seller along with my findings per title \ O&E findings, the pay histories, and servicing notes. Once obtained I negotiated a settlement with the tenant and proceeded to secure and rehab the properties with local contractors. Using my research I contracted a listing agreement with the local realtors to liquidate the properties retaining a large profit for the company.

As Exec. V.P., I controlled all aspects of the company by managing the entire sales force and keeping the production of all files to surpass company quotas. I was the point of contact for all Account Executives and Title\Escrow Agents. Actively engaged in all desk underwriting, I priced and placed every loan through Optima to its correct investor for approval. I opened and managed our marketing accounts, kept up to date data on the company's sales ratios and growth through weekly and monthly reports, and acted as instructor for all training on loan products and sales tactics. Constantly overseeing all sales plans, pipeline reviews, processing, and marketing, I helped to create the entire infrastructure of Optima Capital Corp. through my business models and structured goals.

Working closely with individuals through my training, pipeline reviews, goal setting, and approval, I established a successful sales team under my wing. Also, as a producing manager, I maintained a large number of units through my own sales. As a close consultant, I helped research and decide upon several marketing tools and designed business models for company use. I created the Quality Assurance system for the company to ensure the maximum number of funded units. I utilized my business relationships with the investors and product knowledge to quickly and accurately complete files.

Returning to the company as a Senior Loan Officer, I was received into the "president's club" due to my accomplishments in revenue and volume. I maintained a high closing ratio and constant funding to help further the company's success.

Obtaining my TX Broker License, I worked in all avenues of refinance and purchases by using lead data and realtor referrals and by keeping correspondence will several lenders. Using online pricing and investor rate sheets, I did my own underwriting and pricing.

As a Loan Officer, I dealt with A-paper, Alt-A, and Sub-prime loans. Managing originations of leads, loan sales, underwriting, and all condition requirements for all of my units entering in processing, I achieved the title of "Top Producer" for several months.

As a Sergeant, I have experienced a heavy background in leadership throughout all of my billets in the military. I was promoted meritoriously to the rank of Non Commissioned Officer. Leading and supporting a platoon as sergeant in all aspects of my infantry unit. As fire direction control, I used mathematical equations to plan and plot indirect fire. I have also been trained as Network and System administrator for the local tax office on base.
