Role Summary:My position was Facility Engineer – reporting directly to the Facility and Engineering Manager fulfilling the following tasks. • Ensure the day-to-day operations of the facility, including custodial, life-safety, engineering, site services, and general maintenance, are implemented and carried out in a manner consistent with company policies and client directives.• Ensures that all facility equipment is operational during the scheduled operating hours.• Managing teams of people composed of maintenance technicians, security guard and housekeeping personnel.• Implements scheduled operating hours of equipment and ensure that clients are aware of implementation.• Participated during the testing and commissioning of the Facility Machinery and Equipment from the construction group and after tenant fit out are in good condition.• Prepare and coordinate Preventive Maintenance contract for Critical Equipment like Uninterruptible Power Supply (UPS), Precision Airconditioning Unit (PACU), Fire Suppression System, Fire Detection and Alarm System and CCTV and Security System before expiration of warranty.• Stock monitoring of engineering supplies and ensure that it is encoded at stocks monitoring both hard and soft copy.• Monitor and inspect different building equipment and machineries like HVAC temperature and functionality, fans and blowers and fire alarm system. • Conduct weekly, monthly, quarterly and annual Preventive Maintenance (PM) of Mechanical Equipment like UPS, Air Conditioning system, fans and blowers, water system, fire alarm system and electrical equipment.• Facilitate Corrigo Ticket concern by client.• Attend weekly Ops aid, Engineering and Training room requirements by client.• Monitor Maintenance team Daily Time Record and Overtime bi-monthly.

Role Summary:My position was Building Engineer – reporting directly to the Building Manager and Technical Head fulfilling the following tasks. • Review certificate of completion from construction management and contractors for inspection and snag listing.• Inspect and snag list architectural, electrical & mechanical works of all common and tenant area (air conditioning system, fire alarm system, plumbing system, elevators, gondola)• Transmit snag list to construction management and contractors for implementation and rectification.• Develop inspection reports and checklists for the required activity including risk assessment, job safety, environmental analysis and inspection test plan based on project specification.• Monitor snag list completion if it is done on time, with the highest quality and property units for turnover are clean. • Liaise with the construction management department and operation department if there are problems encountered.• Ensure and maintain good relationship with tenants and attend to any complain. • Supervise and monitor all the actions needed to fixed all tenant complains and concerns. • Review and ensure that the submitted tenant fit-out plans will not affect the common area and follows building fit-out guidelines.• Assist in the control and monitoring of equipment preventive maintenance (PM) and health checks.• Provide and compile all Preventive Maintenance (PM) forms done in the building.

My position was Property Engineer – reporting directly to the Property Manager fulfilling the following tasks. • Ensure the day-to-day operations of the facility (including custodial, life-safety, engineering, site services, and general maintenance) are implemented and carried-out in a manner consistent with company policies and client directives.• Ensures that all building equipment are operational 24/7 daily.• Supervise a team of 28 members (maintenance technicians, security guard and housekeeping personnel).• Implements scheduled operating hours of equipment and ensure that tenants are fully aware of the implementation.• Participate in the testing and commissioning of the Property’s Machinery and Equipment from the contractor and after tenant fit-out modifications are in good condition.• Perform stock monitoring of various building supplies and ensure that are fully updated in stock list form and software database.• Monitor and inspect different building equipment and machineries like HVAC temperature and functionality, fans and blowers, functionality and cleanliness of Mitsubishi passenger elevator and generators, water systems, pumps and fire alarm system. • Conduct weekly, monthly, quarterly and annual Preventive Maintenance (PM) of mechanical equipment like generator, AC system, fans and blowers, water system, fire alarm system, water storage, elevators and electrical equipment.• Provide Purchase Request for consumables and Job Request Form for various needed job services, scope of work and guidelines. • Review and inspect delivered items from suppliers and store properly at designated stock room.• Review Certificate of Completion from contractors for inspection and snag listing. (As-built plan, Certificate of Completion, Manuals and Brochure of equipment, Test Results signed and witness by design consultant and Warranty Certificate).
