 In my current position, I have direct responsibility for all new store development and evaluation of existing markets within the southeastern United States. To date, I have secured approvals for approximately four hundred new, relocated and expanded Big Lots stores. Typical new store sizes range between twenty-five and forty-five thousand square feet and include both new construction and second generation retrofit space. In addition to new stores, I also manage a base of approximately 375 operating stores and formulate the optimal growth strategy for current markets including relocations, expansions or the renegotiation of business/lease terms pertaining to the existing stores. To assist me, I manage an extensive broker network and coordinate each project with in-house legal and construction departments. It is my primary responsibility to initiate plans for retail store growth throughout my geographic area of responsibility, thus assuring the continued profitability of the region.

 Thomas Property Group, LLC was established to provide consulting services to shopping center developers and owners. I prepared strategic market analysis for prospective and existing markets and recommended growth strategies for supermarkets within those trade areas. I found locations for new supermarket sites, researched ownership and zoning ordinances/restrictions, secured the site with option agreements, and sold the options to developers for new shopping centers. I worked with engineers and architects on development plans and secured leases from national retail tenants which ultimately resulted in the successful development of seven grocery anchored shopping centers.

 As Senior Real Estate Representative my primary responsibilities were site evaluation, strategic planning and lease negotiation. Lease negotiation included all business and financial terms, use, restrictions, estoppel letters and subordination, non-disturbance and attornment agreements. I also reviewed and made recommendations for site plans, presented projects to the Executive Committee, coordinated the building of the store with the construction department and interfaced with corporate departments of finance, market research, operations, and administration, as well as government officials, developers, and attorneys. As Senior Research Analyst, I established the market research function for the company. I defined and evaluated existing and prospective trade areas for new, relocated or expanded supermarkets and accurately forecasted sales projections for multiple scenarios within each marketplace. The position required the use of computer based sales forecasting and GIS systems, as well as extensive field and competitive analysis. I had direct supervision of one junior analyst including periodic reviews, scheduling and oversight.

Pewaukee, Wisconsin

 In positions at both Roundy's and Scrivner, I forecasted sales and market projections for new, relocated or expanded conventional and warehouse supermarket sites. The position also entailed prospecting for new retailers or conversion stores, selecting sites for evaluation, and working with retailers, zoning officials, city and county planners, building officials, and senior management of the wholesaler.
