Estimating/Proposal Writing, Work Scope Development/Bidding, Owner/Client/Consultant Coordination and Project Management tasks for Eden Custom Builders, TWC Development, LLC and CA Adams LLC

Business development. Facilitate introductory meetings with clients to establish project scope. Write specifications and develop bid packages for all scopes of work. Compile budgets and value engineer scopes to achieve budget goals. Administer subcontracts and supplier orders. Work with both the design team and the production team to reach solutions. Provide guidance and administer client/owner decisions to stay on schedule.

Coordinate Land Use Variances and Building Permits. Administer architects and engineers through the production of Permit and Construction Drawings to assure timely permit submittal.Enforce compliance with varying insurance coverage requirements for subcontractors to ensure liability protection.Study and master Washington State condo conversion requirements and work with attorney to prepare documents necessary to reach point of sale.Research materials and products to achieve profit margins.Assess work progress and review subcontract invoices.Prepare and process Payment Applications to Owners.Close out projects timely and profitably.

Reviewed design memos and consulted with Project Engineers for cost impact. Researched, prepared and presented cost proposals for design changes. Reviewed Design Progress Documents for completeness, constructability, and coordination – provided Document Review Notes to the Design Team. Provided quantity take-offs for budgets. Consulted with subcontractor network to develop work budgets for Estimates. Compiled, published and presented Project Estimates to Owner’s Representative – Estimates were updated and presented as the design developed.

Primary liaison between design team (architects, engineers, owners) and construction team (subcontractors, suppliers). Responsible for all document control and distribution (Submittals, RFI’s, ASI’s, Field/Erection Drawings). Administered and executed Change Order Proposals and Construction Change Directives. Created Change Order cost control spreadsheets. Designed field modifications for: structural steel framing; steel handrails; HM display cases; athletic equipment layout. Negotiated and settled claims and disputes with subcontractors and owners. Supervised completion of punchlists and compiled O&M manuals/As-Built drawings for entire projects.Created and maintained project budgets, schedules of values, progress schedules, and margin analysis reports.
