I lead a team of 5 and support the corporate and property brands, sales, marketing and revenue management for a portfolio of 116 locations consisting of conventional, and affordable. Centralization continues to be a key focus allowing for better controls to maximize on the customer experience, improve conversions, ROAS and decrease vacancy loss. I leverage digital marketing in ensuring optimal performance and experience in reaching and connecting with our customers. Utilizing AI technology assists to improve lead management and strive for improved quality over quantity of traffic to our communities. Managed a portfolio of 1500 units in Indianapolis and surrounding areas. My portfolio consisted of 4 class A lease-ups, a 1.5m renovation and re-position of asset, and 2 class A stabilized assets in thriving markets. Achieved stabilization on each lease-up asset within 12 month period. Applied revenue management during lease-up and achieved maximum rents while maintaining low turn over in year one of lease expiration. Specialize in customer experience and identifying ancillary income opportunities in maximizing the bottom line.

Managed 20 employees, 900+ units, 5 properties including multi-housing, mixed-use product and HOA's. I prepared and monitored budgets, reviewed and reported on monthly variances. I recruited, hired, trained, coached, developed and disciplined onsite staff. Completed a number of capital improvement projects within this portfolio including asphalt overlay project, exterior stair replacement, interior common and apartment upgrades and exterior painting project.

My properties consisted of 2 communities, 654 apartments and 15 employees. I managed all day to day operations including scheduling, purchasing, service and turnover procedures, as well budget control and preparation. I am passionate about developing people. I have proven success in training 6 employees who were promoted to property manager, and interned 9 from the RPM program at Ball State University.

Managed the lease-up of Buckingham's brand new 330 unit flagship property at that time. This community included all the latest technology, with kiosk leasing, and elite amenities for its time in a very prominent area, Carmel, Indiana. The community continued to be ever evolving with its second phase of 96 condos-HOA and eventually a retail/loft phase adding 80 more units above retail space. Target marketing, corporate and area outreach, networking, events, as well extraordinary customer service were key components to this position.
