• Process and execute Loss Mitigation Declarations/Affidavits• Upload document into LPS• Communicate with Attorneys for any necessary changes that may be needed to affidavits/Loss Mit Declarations• Helps with special projects and other duties as assigned

Process and close REO loan files, which primarily include Fortracs input,• Act as a liason between Reo Asset Managers, Upper Management, Listing agents and Title Companies• Order necessary Documents such as Titles and Deeds of Trust• Review and Approve HUD1 before closing to ensure all fees are correct• Confirm closing with the closing agent• Track Funds • Work with assigned preservation companies to ensure habitability on approved leases, including coordinating necessary repairs through completion • Review/submit leases for validity per client guidelines • Monitor personal property postings/evictions • Work closely with the CFK/RAP coordinator • Notify all necessary parties when properties become vacant via lock out including the eviction attorney to close and bill All other duties as assigned

Outbound collection calls on 30 day delinquent accounts • Take and apply Customer payments in LSAMS • Provide Excellent Customer Service to all Clients

Provide the final review of a loan before drawing Documents to ensure that is meets Closing and Underwriting guidelines • Order Closing documents and confirm closing with the closing agent • Review signed documents • Coordinate funding • Track funds to assure funding is correct • Track loan files to assure they are delivered to servicing in a timely manner

Prepare and process mortgage loan files, which primarily include TMO input, RESPA, and turndowns. • Act as a liason between Account Executives, Upper Management, Underwriting, Mortgage Brokers, and Account Managers. • Compute calculations for income, debt ratios, LTVs, CLTVs, and Broker Pricing. • Setup files and order all necessary documentations for appraisals, titles, and credit reports. • Knowledge of underwriting guidelines to insure proper funding of loans. • Evaluate a customer’s credit in order to meet the customer’s needs.

Opening and Distributing Mail • Data Entry of Loans in TMO System from Mail and fax machine • Ordering Appraisals • Funding Deals on a Flow/Bulk basis • Due Diligence of files to ensure Compliance, Banking/Auditing and Funding Stips are met before Purchasing Deals. • Pricing Deals using appropriate rate sheet and ensuring Lenders get proper incentives. • Follow up calls for Stips to ensure 24 hour Funding Deadline. • Thank you calls to Clients
