My responsibilities include working with architects, engineers, office staff, building inspectors, trade subcontractors, and homeowners on a daily basis; issue plans & specs to proposed subcontractors with a request for pricing; complete pre-construction review of home plans, specifications and schedule for each home; manage changes in scope and obtains approvals from clients; oversees the site supervisor for compliance with construction plans and details by all vendors, subcontractors and field staff; prepare draft for client invoice and review with management; utilize the company’s scheduling system and maintain all job schedules to their “current" status using proper activity sequencing; schedule subcontractors and material suppliers to maintain milestone dates; prepare and issues formal RFI's to architect or designer as required; maintain information flow between office and field; perform routine jobsite inspections; review and issue formal subcontracts to trade subcontractors to complete scope of work on projects; manage the administration of the project including submittals, shop drawings, daily field reports, change orders, RFI's etc.; identify “value engineering” or cost saving measures where possible; perform quality control inspections to insure homes are built in accordance with the contract documents and homebuyer’s specifications and design selections; approve subcontractor invoices upon verification the work has been completed; ensure the jobsite meets OSHA and HOA guidelines and monitor compliance; oversee preparation, coordination and completion of final punch list; responsible for the timely completion of pre-closing walk-through “punch” items; review any back charges and finalize close out of subcontractor's contracts; work to ensure timely completion of warranty/service items and that all items are reported and tracked in warranty database.
