The Catalytic Fund is a not for profit organization formed to facilitate development of residential, commercial, and community real estate projects. It provides flexible and patient financing tools and real estate development expertise to execute revitalization projects within Northern Kentucky’s urban cities of Ludlow, Covington, Newport, Bellevue, and Dayton. As Director of Real Estate Finance and Investment, is responsible for the following:• Seeks out and originates real estate investments, loans, and development opportunities.• Underwrites complex investment transactions and catalytic urban redevelopment projects by employing creative and non-traditional financing structures.• Conducts due diligence with respect of qualifying developers to receive funding and support from The Catalytic Fund, including cultivating and educating new developers without urban development experience.• Provides technical assistance as needed to developers and other entities as needed to promote the reinvigoration of the Northern Kentucky urban core.• Builds and maintains relationships with the real estate community which includes developers, lenders, investors, sales and leasing professionals, generals contractors, architects, government officials, and community organizations.• Oversees Development Associate and intern team. • Works with The Catalytic Fund development staff to achieve high quality results that encourage new residents, new businesses, and visitors to experience and invest in the Northern Kentucky urban core.• Created and manages the Catalytic Fund's Community Development Entity (CDE) and the annual New Market Tax Credits (NMTC).• Oversees The Catalytic Fund's Opportunity Zones strategy.

As Manager of Real Estate finance and investments, is responsible for the following:• Analyzes and originates investment transactions and catalytic urban redevelopment projects.• Identifies and maintains a list of development sites, available buildings, and strategic acquisitions capable of creating high impact urban real estate investments.• Conducts due diligence with respect of qualifying developers to receive funding and support from The Catalytic Fund, including cultivating and educating new developers without urban development experience.• Provides technical assistance as needed to developers and other entities as needed to promote the reinvigoration of the Northern Kentucky urban core.• Builds and maintains relationships with the real estate community which includes developers, lenders, investors, sales and leasing professionals, generals contractors, architects, government officials, and community organizations.• Works with The Catalytic Fund development staff to achieve high quality results that encourage new residents, new businesses, and visitors to experience and invest in the Northern Kentucky urban core.

• Provided customer support for Member banking institutions, developers, and non-profit agencies developing housing and community development projects utilizing our Affordable Housing Program as well as other funding programs. • Primary responsibilities included construction financing analysis, operating pro forma analysis, review of legal and financial documents in order to ensure project compatibility with the Affordable Housing Program, Welcome Home Program, and other FHLBank sponsored initiatives, review and approval of funding disbursements upon project completion, and other real estate finance related analysis.• Created and managed an online application and scoring system for the competitive funding rounds of the Affordable Housing Program. • Maintained and studied a wide breadth of funding sources and programs for both traditional and non-traditional real estate developments in order to competently evaluate project proposals.

• Managed projects from inception to completion at small development firm concentrated on adaptive reuse and urban infill in multiple markets, with a focus on housing and mixed-use structures. • Primary responsibilities included new project development and project management for developments financed with a number of instruments including Low Income Housing Tax Credits, Historic Rehab Tax Credits, Community Development Block Grants, traditional hard debt, Federal Home Loan Bank, HOME, and numerous other programs.• Since becoming an employee, the firm substantially increased workload and bring over 120 affordable housing units to market via seven developments and successfully expanded to a new state.
