The Catalytic Fund is privately funded not-for-profit company formed to facilitate development of residential, commercial, and community real estate projects. It provides flexible and patient financing tools and technical real estate development expertise to execute difficult projects within Northern Kentucky’s urban core communities.Gysegem's responsibilities and accomplishments include:• Inform Catalytic Fund staff and Board of Directors on the community’s investment needs through research and mapping of current conditions and real estate trends; • Hire and manage interns with regards to growing skillsets, workflow, and professional development;• Serve as IT systems administrator managing the organization’s computer equipment and software needs; • Provide support in lending activities including loan origination and construction draws;• Build detailed Opportunity Sites reports using property surveys and geospatial analysis to identify future investment opportunities and track changes within the Fund’s geographic focus areas;• Creation and maintenance of a Regional Input-Output Modeling System (RIMS II) to analyze the impact of the Fund’s investments on the region’s economy;• Perform development services for local governments and non-profits including site redevelopment requests for qualifications (RFQs), property analysis, and business improvement district modeling; • Maintain real estate market datasets including the Catalytic Fund’s multifamily market survey representing over 6,000 units in the region’s urban core;• Secured over $350,000 in predevelopment grants supporting twelve projects representing over $19 million in real estate development;• Delivered presentations and advocated for increasing region’s response rate for the 2020 Census;• Coordinated regional support and provided essential research and analysis for Northern Kentucky’s Opportunity Zones application resulting in the designation of seven census tracts.
