Ōtautahi Community Housing Trust was established by Christchurch City Council in 2016 to take over the day-to-day management of its social housing portfolio of approximately 2,300 social housing units. The formation of the Trust reflects the Council’s wish to move to a more financially sustainable model for its social housing portfolio of units and complexes, improve the quality of its housing and the satisfaction of its tenants, and allow for new developments responding to social housing needs in Christchurch.As OCHT's property development manager, my role is to oversee the development activities of the Trust with the ultimate outcome of ensuring delivery of the Trust's development targets of a minimum of 50 ( and up to 100) new houses a year in Christchurch on time, on specification and within Budget.

Working closely with the Development Manager my role covers a broad range of tasks within the Waterloo Park Project. The role requires a sound knowledge of the commercial property market in Christchurch and a good understanding of property development and land sales. My primary focus is on relationships in the marketplace – representing Waterloo to the highest standard. My role also considers the wider implications of the vision for the development and ensures that the project delivers on its goals to create a unique and world class Business Park.

As a Senior Manager within the Property Development team, I was primarily required to undertake feasibility studies for potential development opportunities, which included the procurement and management of third-party service providers who contribute specialised inputs into feasibility studies. Additional, ongoing responsibilities included:• Contributing towards master planning, concept and detailed designs in conjunction with architects, quantity surveyors and colleagues from other Naseej teams;• Provision of inputs into the selection of contractor procurement methodology, drafting of Construction Contracts etc.;• Monitoring budget vs. actual costs & cashflow management on live development projects;• Management, training and mentoring of our in-house residential sales team;• Management of billing and collection of payment plan contributions from purchasers on live development projects; and • Contribution to the marketing strategy & execution for our development projects.

My role was to manage and execute the company’s commercial valuation and development consultancy business. As a senior member of staff, role I worked closely with the CEO in responding to R.F.P’s and undertaking key Client Relationship Management (CRM) roles. I also actively coordinated staff resources, evaluated commercial inputs & oversaw the drafting and presentation of deliverables to client’s and stakeholders.
