WHAT I DO: I am a real estate agent whose practice does not involve residential sales; but instead, I provide tax reductions for Homestead property owners. I specialize in finding additional “portability” for listed residential property in order to transfer a larger recurring tax deduction to their next Homestead residence. Have a 90% success rate for clients.WHY IT MATTERS: The voters of Florida pass 2 constitutional amendments to establish “PORTABILITY” for residential home owners with homestead exemption. The resident can take up to 500,000 of assessed value to their next homestead property and reduce their recurring annual property taxes up to $10,000. Most residents and many real estate agents do not know about the benefits of “portability”, so residents miss out of thousands of dollars of tax reduction.MY STORY: I received a letter in the mail 5 years ago about “portability”. I contacted the specialist and the end result was that I had my “portability” on the house I was selling, increased from 89,000 to 325,000 and now have my property taxes reduced annually by $6,500. WHAT I DO: I and a business partner established a consulting firm that focused entirely on state wide land acquisition for environmentally sensitive land for parks. We had a 92% success rate and grant awards exceeding $30 million.WHY IT MATTERS: There are 12 counties and numerous cities that are very economically poor in the state. We created a unique consultant funding concept for these cities that would not be able to afford our services. The funding concept required no funding for consulting services from the client and when the grant was awarded the land was deeded to the client at no cost to the client. The clients had parks they would had never been able to afford for their community. MY STORY: I became aware of a state funding source for environmentally sensitive land for parks as part of my consulting arrangement with a local town. After leaving the local town, I established a consulting firm that would focus on writing grants for the acquisition of park land. Our focus was on poor communities that could receive 100% funding for park land in their communities. WHAT I DO: The Town of Southwest Ranches was formed in July of 2000. I submitted a proposal to be the Town’s first Town Administrator. I was selected as a consultant not an employee. The Town wanted no employees, they wanted to a 100% contract town. This unique form of local government resulted in operating cost 40% less that traditional towns and cities. I maintained the second lowest tax rate in the county while under contract with the Town. I also was able to obtain grant funds for land to acquire 6 park sites. I established procedures and policies that required only “green tape” no “red tape”. WHY IT MATTERS: With my extensive professional experience in local government budget and management policy I as (Town Administrator) was able to implement processes, procedures and policies that were cost efficient and very effective in the delivery of local services. I was able to negotiate contracts for excellent law enforcement, fire, transportation, engineering, planning, garbage and trash services and many other services at cost well below traditional costs. MY STORY: In 2000, I was preparing to retire from a successful career with Broward County. I was asked by the new Mayor of the new Town to submit a proposal to be the first Town Administrator. After dealing with, developing partnership with and creating solution with local cities and towns in Broward County for years I had a professional desire to create a New Town.SPECIALTIES: Extensive knowledge and experience in: Management, Budgeting, Procedures, Processes and Policies. WHAT I DO: As Director of Office of Budget and Management Policy, I had the responsibility for the review, analysis, development, recommendation and presentation of the Annual Budget for Broward County. Broward County is the 17th largest County in the United States. The budget increased each year up $2.0 Billion plus dollars with more than 10,000 employees. WHY IT MATTERS: With a professional staff of 20 staff. All budget requests and adjustments from all County agencies and elected officials were reviewed and analyzed for recommendation. All management policies modifications or new policies were reviewed and analyzed for recommendation. With the coordination of budget and management policy the County had very stable tax rates, provided excellent services and was very sound financially. The systems used when I retired are still being used successfully today.
