As the Owner of JLM Properties in Kansas City, I ensure the best value is obtained for every project including the supplier base and the use of internal/ external resources. Other duties include:• costing, estimating and planning projects. • preparing Project Initiation documentation. • maintaining and completing Project Key Performance Indicators. • writing detailed and summarized project progress reports. • identifying, costing and processing any contract variations. • tracking activities against the detailed project plans. • updating project plans to include agreed changes. • producing accurate financial reports. • monitoring actual expenditure figures against project budgets. • organizing and facilitating Project Steering / Operating Committees meetings.

As Co-Owner, my day-to-day responsibilities involve that of a Residential Project Manager in which I manage new construction assignments, renovations, tenant improvement, and commercial building remodels. Other duties include:• focusing on property management and real estate investments• managing a team of 10-15 contractors and subcontractors for each project• managing the general contractors and subcontractors with knowledge of construction trades• meeting with facility staff to determine project needs and scope of work• providing leadership & mentoring to apprentices• accurately identifying a client’s key requirements• preparing documentation for all contract-related correspondence• scheduling and reviewing schedules with tenants and sub-contractors• obtaining, reviewing, and negotiating estimations then preparing all change orders• conducting inspections and making punch lists for corrections• submitting payment requests and estimating all change orders• procuring and purchasing all materials

As a Conductor, I was responsible for monitoring daily situations with train movements, environment, and gauges to gather information and take appropriate actions. Other duties included:• preparing written documentation and materials• inspecting conditions and operations of equipment and machines, then making proper adjustments• training and scheduling junior employees to ensure proper quality of work• providing clear communication with co-workers and train dispatchers via radio• thoroughly understanding Signal Standards, FRA Rules & Regulations, and Safety Rules
