Oversee operating steam contract, facilities and staffing of facility in Ogdensburg NY. Report directly to the Vice President of Operations the facility status weekly. Work independently with client, oversight committee, staff, vendors, and contractors to establish and maintain all assets in the best possible operating condition. Work directly with staff on, general maintenance, improvements and capital projects, ensuring the facility operates in the most cost effective, efficient manner possible with safety, cleanliness, and overall condition as a primary focus. Establish and maintain budgets, invoicing and documentation supporting their development. Maintain scheduling of all local and state inspections required to operate the facility from both regulatory and contractual perspectives. Provide similar support to 8 other facilities owned and operated by owner on an as needed basis regarding operations, electrical, mechanical and instrumentation. Maintain, support and train all staff, at all facilities in the use of a cloud based Maintenance program that supports all maintenance operations, purchase orders, work orders, and billing.

Owner operated small business whose goal is asset management and improvement of commercial and residential properties. Enforce leases, market properties, work with tenants, handle vendors and all emergency and non-emergency calls. We handle everything from basic maintenance and repairs to construction and upgrades.Most recently managed 3.5 million dollar state owned Homeless Housing project while new non-profit manager was sought. Project included 3 apartment buildings and 16 duplexes, and qualifying homeless or displaced individuals and families. Collected avg $22k in rent per month, maintained properties and contracts, managed staff of four and contractors.

Provide administrative oversight of operations of Transitional Living Services Inc. presence in St Lawrence County since January 1, 2013. Staff operations includes property management, maintenance and Case Management services for all residents of homeless and low income housing. Managed assets include 32 family units (16 duplexes), 3 multi unit apartment buildings, a duplex and admin building as well as three Single Room Occupant homeless facilities designated for single men and women. Number of residents provided shelter at any time varies from 150 to 165.Work with Department of Social Services, various other local and state Agencies, Hospitals, Rehabilitation and Psychiatric Centers, Parole and Law Enforcement agencies to provide services for residents including those with disabilities and mental and behavioral health issues. Oversee the operations of a 12 bed adult Transitional Living Skills community residence for individuals with mental health diagnosis. This facility is designed to assist residents in enhancing and developing the skills required to live on their own with minimal hospitalizations and inpatient services. Our residents come to us from the state psychiatric hospitals, mental health units and private homes. The program is designed to move them on to safe affordable independent housing within two years of admission. Oversee the OMH based HCBS Waiver Program. This program is an advocacy program for children with Mental Health issues. Three levels of support based on the needs of the child are offered by TLS through this program. The program is designed to improve the quality of life for the children, and their families, by coordinating care and services with the parents and siblings, schools, doctors and mental health professionals. Program also offers skill building and respite services. Oversee Supported Housing RCE for adults with Mental Health issues and the Health Home Programs coordinating care for adults in SLC.

Roles and responsibilities in various locations changed from site to site. Typical but not all inclusive responsibilities include supervision of maintenance staff, management of outages and shutdowns and budgets and vendor relations and scheduling. Primary contact during crisis and for after hour emergencies. Manage, upgrade, troubleshoot and maintain operational status of all electrical equipment throughout facility. Responsible for all high voltage, low voltage AC/DC equipment, relays, calibration equipment, computers, data collection and management systems. Specified repairs, replacement, upgrades and managed installation of new projects involving control equipment, emissions monitoring systems, vibration and fire safety systems. Scheduled shutdowns and vendors and managed staff for the same.

Project and Contract Management on various industry related Emissions Monitoring equipment installations from installation to startup through to daily operations. Equipment was installed predominantly in Power Generation Facilities but other industries included hospitals, steel mills and incinerators of varying sources of combustibles. Provided hands on technical and maintenance support of equipment as well as training of on site personnel for eventual turnover. Responsible for certification of equipment to meet State and Federal Standards and establishing and maintaining reporting and documentation protocol per appropriate regulatory agencies.
