CurrentThe title as Director, Mortgage Services is the description of what I do from reviewing many loan requests dayly, with the encorporation of the internet the volume of potential loans has increased 4 fold in the last 3 years. Many of these loan proposals are from money brokers who really don't have direct control of a deal, they are "pushing" a deal they learned about about through the inter-net. They waste a lot of peoples time proporting to be what and who they are not. And, even with my 30 plus years of experience in this business, they can fool me. When we "quote" a deal [send a letter of interest] we require the borrower sign it before we write a loan application. When the borroer singns a loan application they are requirded to send us an application fee when the appication is returned. Upon receipt of same I make an inspection trip to the location of the property involved. Upon my return I complete the loan analysis and write a loan proposal outlining the loan amount a nd the terms. This may be to our people in house of to one of our life company associates. This may be on a whole loan basis or a participation basis. If and when the loan is approved we move it through the system to the outside layers to prepare the loan documents while I get a title report and other "third party"reports. Thats about one half of my day before the loan is closed followed through thr system.
