Oversight of all properties owned and managed by T&R Properties in Western PA, where we own condominiums, houses, and apartment communities. We manage the HOA of The Fairways at South Pointe, 66 Condominiums in the Hidden Ridge Community of South Park, PA, Meadow Brook Apartments of Butler, PA and several houses and land making up the 1000 acre "Cool Valley" development project in Cecil Township, PA.

Butler, Pa

Management of Meadow Brook Apartments currently in the process of expansion and re-positioning a lovely community consisting of a mix of town houses, and apartments. Located in Butler, PA we are constructing an additional 50 units of apartments and town houses while finalizing the migration to an exclusively conventional housing.

Morgantown, West Virginia

Oversight of community consisting fo 319 apartment homes built in late 60's early 70's catering to professionals, families and graduate students attending WVU.

Laid the groundwork for the rebuilding of the a financially and physically distressed property consisting of 314 apartments built in the late 60's and early 70's. This property was mismanaged, run down and showing monthly losses. Successfully put in place a new maintenance team, new office team as well as a system of setting and achieving goals for occupancy, collections, rentals, income and quality standards. Increased rental retention, resident satisfaction and rent collection. Property is now to a point that the ownership can begin considerations in maintenance expenses that have been delayed for the past 10+ years and feel confident that the finished product can be profitable and stable.

Offerings are Title Abstracting for the Gas & Oil industry throughout Pennsylvania, New York and West Virginia; Foreclosure and residential, Sales, Auctioning, Management, Inspections and Property Preservation services throughout Pennsylvania.

Rebuilt reputation of the largest property in Colorado Springs, increased occupancy standards, decreased delinquencies to 0.5% consistently per month, developed strategic renewal programs and marketing strategies, handled all evictions and major renovations. Managed property from day of acquisition through name change while developing strong resident retention and relation programs. The brief time of this position was due to a family emergency in Pennsylvania that was resolved soon after moving back.

Regional manager, for State College undergraduate housing operations.

Research Title to determine gas ownership and title clarity.

Worked directly with Vice President and President of company, developed new guidelines and procedures for College Housing, played a major part of acquisition of another college community building and became regional manager with oversight of approximately 2700 lease units. Maintained 100% occupancy by unit for 3 years after initial year of purchase. Real Estate Commission required leaving position prior to obtaining my Real Estate Broker's License and starting my own Brokerage company.

Managed three existing communities, and lease up of a fourth new construction of an upscale town house community in Northern Pittsburgh, and Butler PA. Maintained demand for new community through pre-leasing units prior to completion, maintained 98% occupancy of the other 3 communities and less than 1% delinquency per month. Obtained opportunity to work with a well known CPA in McKinney Properties and expand my career into the College housing field.

Promoted to manager and managed a 255 unit luxury high-rise community after 2 weeks of being a leasing consultant, updated look of property, reduced staffing ratios saving money and becoming more efficient while increasing customer satisfaction as the manager of this property.
