As the Service Order Contract Maintenance Manager, I manager projects for the 59th medical wing. These projects range from equipment repairs to replacement, electrical upgrades, plumbing replacement, cosmetic updates, Etc. Actively managing 75 plus projects at a time. Completing an average of 35 projects per month. As part of my support I write SO’s, SOW’s, AHA’s, procedures, dig permits, and justifications for the government. I manage the contractors as the project progress. Providing access and badging and contractor support. Manage and support a skilled team of professional technicians. Technician responsibilities include all corrective and preventive maintenance of the 18 buildings in this contract. Steam boilers, chilled water, building management systems, fuel storage, and chemical water treatment systems. This team supported the buildings on weekends and overnight as well as during the day. Other roles and responsibilities include assisting the project manager with the day-to-day activities. Train documentation, technical training support and building a team atmosphere across the groups and utilizing the strengths of the team members to complete the job satisfactorily and timely.

Manage and maintain the central utility plant for the university hospital. Support the hospital for all core systems. This includes but not limited to the writing of procedures, scheduling, writing and or review of policies, project management support, and managing a skilled team of professional technicians. Technician responsibilities include all monitoring and maintenance of the Central Utility Plant I.E. Steam Boilers Systems, Chilled Water Systems, Building Management Systems, fuel storage system, and chemical water treatment systems. We monitored the BMS system for the hole hospital. This team supported the hole hospital on weekends and over night.

Manage the critical systems team supporting a 500,000 ft.² tier 3 Raised Floor Data Center. This includes but not limited to the writing of procedures, scheduling, project management support, and managing a skilled team of professional technicians. Technician responsibilities include all medium voltage and high-voltage switching, annual maintenance for all electrical support systems (generators, UPS systems, STS and PDU systems, substations, medium voltage distribution, etc.).Manage special projects budgets and scheduling and work with the vendors to perform a timely repair or replacement of $500,000 or smaller projects. Examples, battery replacements and IEEE test, UPS system upgrades, five-year testing of building substations and medium voltage feeders and breakers. All while maintaining the critical load on the raised floors at all times.Other roles and responsibilities include assisting the general maintenance and chiller plant operator managers with the day-to-day activities. Train documentation, technical training support and building a team atmosphere across the three groups and utilizing the strengths of the team members to complete the job in a sufficient time.

My responsibilities are to support the main site and of site buildings for all HVAC repairs and general maintenance repairs. I.E. Chillers, Air handlers, Vacuum Pumps, Compressors, A/C, water towers, Freezers, Refrigerators and walk-ins. Other duties include: • Ladder safety training for all technicians• Perform quarterly ladder inspections for all ladder sites.• Air monitoring training and repair and certification of hand held unit and wall mounted.• Maintain documentation of all safety equipment.• Perform water treatment for D.I. systems and steam boilers• Strong grasp of safety procedures i.e. lock out tag out, R.S.V.P., hot work permits and confined space.
